Rental Application test

I have owned the farm house in Turner for 12 years; my dad and I turned it into a very unique five unit.  I have owned the Lewiston building for 18 years. Three years ago, I started to rent to traveling professionals because they are cleaner and more respectful. I have been really enjoying meeting 30+ travlers from all over the US.

Includes
WIFI, TVs, heat/air conditioning, electricity, refrigerator, stove, dishes, pans, silverware, microwave, crock pot, coffee maker, queen beds with bedding, recliner and couch, off street parking, plowing, landscaping and 2 free laundry rooms.

  • Applying does not guarantee approval.
  • Applications are viewed on a first come, first served basis.
  • Dishonesty of any kind on an application results in an automatic denial.
  • One pet may be allowed.
  • Deposit of one month rent is required, except for traveling professionals.  The deposit will be returned when you move out if you give me one month notice, and the apartment is clean and not damaged.
  • The units in Turner are one bedroom only.  Because of the septic system, the most I can have is two people per apartment . The Lewiston building has a limit too, the efficiency units are for one person and the one bedroom apartments can have 2 people.
  • No baby wipes or paper towels in or down the toilet. If the roto rooter guy has to come because you flush something that you’re not supposed to, you will be responsible for paying me back for the bill. Any other damages to the apartment, you are responsible for the repairs.
  • Only tobacco smoking is allowed on the Turner property, the designated area is right by the big white rock out front; if someone complains, another designated area will be assigned or there will be no smoking allowed at all. Both buildings are non-smoking.
  • No illegal activity on the property.
  • No incense or candles.
  • Respect the building and other tenants by being very quiet etc.
  • Only the people that live here and the people I rent a parking spot to can park in the driveway. If anyone else parks in the driveway who is not supposed to be there, they will be towed at their expense.
  • I reserve the right to end this agreement at any time with some refund, if appropriate.

Criminal Background:  If a felony of any kind, a misdemeanor or criminal charge relating to violence, theft, or dishonesty, or if you are on the sex offender registry, your application will be denied.

Rental History:  You must provide two years of recent rental/home ownership. You must not have any evictions, major lease violations, or owe previous landlords money for any reason.
